Commercial Real Estate Broker

Millennium Properties is looking for an experienced real estate broker to join our highly successful team, based out of our office in downtown Chicago. Qualified candidates will possess an entrepreneurial spirit, the ability to multitask, and a high level of determination and self-motivation. We are looking for brokers with a proven track record of opening doors and developing strategic relationships to grow our business.

Compensation is commission-based, recognizing and rewarding highly motivated, successful sales professionals. Millennium Properties is active selling and leasing all types of commercial real estate throughout the Chicagoland area, including lender and servicer dispositions as well as bank foreclosures. Responsibilities

  • Assist sellers in how to best promote their properties to attract advantageous offers
  • Support the senior brokers in initiating new business relationships and taking initiative to outreach to new leads (cold calls, warm calls, emails, etc.)
  • Work with senior brokers on new business proposals, prepare available property summary books and create new business presentations.
  • Shadow senior brokers in transaction negotiation, evaluation and documentation
  • Accompanies prospective clients to property sites to discuss property features, purchase price and terms
  • Gather relevant market data and prepare market surveys and/or marketing material
  • Prepares real estate contracts such as deeds and leases including contract negotiations and due diligence
  • Make money for yourself and the firm

Job Requirements

  • 1-2 + years of work experience in sales, finance or commercial real estate
  • Prefer a bachelor’s degree in Business, Finance or Real Estate, and excellent academic credentials required
  • Preferred previous experience in corporate real estate, consulting or finance; understanding of real estate fundamentals is a must
  • Illinois real estate license required
  • Strong business development background
  • Ability to work autonomously and sell effectively
  • Professional presence, with the ability to build strong client relationships
  • Self-sufficient and thrives in a competitive entrepreneurial environment
  • Strong oral and written communication skills
  • Analytical and creative problem-solving ability
  • Strong proficiency with entire Microsoft Office suite

Property Manager

As a Property Manager, you will be responsible for all aspects of operations at each of your properties. You will also be responsible for screening and selecting tenants, managing rent collection, coordinating maintenance and repairs. Your duties will be a combination of office work and on-site work at each of your properties. At any given time, this can range from budgetary matters to showing available units, or site inspections. There will also be a significant marketing component to the Property Manager position to bring in new property management opportunities.

We are looking for a resourceful problem solver who is able to thrive in a fast-paced environment. You must also be highly detail oriented, with strong multitasking and organizational skills. A positive and optimistic attitude and a sense of humor will be a great asset to your role as a Property Manager. You will also need excellent verbal and written communication and interpersonal skills, as well as solid staff management skills.

Responsibilities:

  • Managing a portfolio of retail, multi-family, office, industrial, and mixed-use properties for clients
  • Working with clients to implement a strategy to stabilize occupancy, add value, generate cash flow or position properties for successful disposition
  • Providing effective turnaround and receivership services for clients
  • Showing properties to prospective tenants, explaining lease terms and providing information about the local area
  • Negotiating leases and/or renewals with tenants
  • Managing tenant compliance and performing lease audits and occupancy verifications
  • Collecting monthly rents, assessments and security deposits
  • Coordinating general maintenance, repairs, and construction with contractors and engineers
  • Preparing monthly financial reports and ensuring sound financial performance
  • Accomplishes financial objectives by collecting rents; approving property bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
  • Addressing and resolving resident complaints and concerns and maintaining good overall tenant relations
  • Enforces occupancy policies and procedures by confronting violators

Qualifications:

  • College degree required
  • 2-5 years of previous property management experience
  • Real estate license or willing to obtain within 6 months of employment
  • Understanding of financials and financial statements
  • Computer proficiency including MS Office products (Word, Excel, etc.)
  • Maintenance knowledge a plus
  • Ability to lift 25 pounds on a regular basis and up to 40 pounds on an occasional basis
  • Ability to bend, stoop, lift and climb stairs
